Campground Park Policies

1. Maple Leaf Motel and RV Park (hereafter referred to as “MLMRV”) is a daily rental RV Park and is not governed by the British Columbia Residential Tenancy Act or by the Manufactured Home Park Tenancy Act. Hereafter, “site” refers to motel rooms and RV pads.
2. You are not entering into a tenancy agreement with MLMRV. Any permission to use the rental site is given under a License To Occupy.
3. MLMRV provides vacation and travel accommodation.
4. Sites placements are not guaranteed and you can be moved to any site/room at any time as per MLMRV management discreation and needs.
5. All parties agree that the occupier may be evicted without reason or may vacate without notice.
6. No changes or alterations can be made to MLMRV property.
7. Visiting hours are between 07:00 and 22:00.
8. Office hours are between 09:00 and 19:00.
9. Be respectful of your neighbors. Quiet time is in force from 22:00 to 07:00 hours.
10. Coin operated laundry is available on site.
Guests are not permitted to allow their recreational vehicle (RV) or motel room to be used as a vacation or travel accommodation (e.g. AirBnb, VRBO, etc.)
11. The license to occupy in non-transferable. In case of a sale of your RV, MLMRV management must approve all new guests including updated rental rates.
12. If you’re leaving your site vacant for a period over 30 days, please advise management. All rent must be paid in advance of any absence or the site is subject to be vacated and returned to original condition by MLMRV management at the RV owners expense.
13. No mail or parcel delivery to the park. Guests must have all mail delivered off site.
14. All overnight guests must be registered with the front desk prior to staying.
15. Extended day guests are defined as guests staying longer than 30 days.
16. Speed limit within park is strictly 10 km/hr.
17. Vehicles cannot be parked on any park roadways or empty lots. Vehicles found to be violating this rule are subject to immediate tow at the owner’s expense. No warnings will be provided.
18. No vehicle repairs are allowed on MLMRV property (including RV sites) without the written consent from management. Please speak to management regarding a discretionary space that may be provided on a case by case basis.
19. Guests requesting tree trimming and/or branch removal can engage MLMRV management. Guests are not permitted to trim any trees that currently exist on all MLMRV property (including RV sites).
20. Rules are subject to change at managements discretion at any time.
21. All occupancy for extended day guests will require a security deposit.
MLMRV occupancy rates are charged daily or weekly and GST is applied. If you would prefer to pay monthly, please check the box below and provide your initials. Forms of payment include e-transfer only. No GST is applied to extended day guests for motel rooms. It is the guest’s responsibility to pay the occupancy rate on the date stated in their License to Occupy. Occupancy rate paid late may result in a late fee of $25.00. Guests consistently late may result in eviction. Rate must be paid in full. No partial payments accepted. Rate cannot be pro-rated. No credits are refunds for any reason.
22. One RV per site and one vehicle per site only. If you would like to park another motor vehicle, please speak to MLMRV managment to obtain written approval. For extended stay guests, all RVs and vehicles must be registered with MLMRV management.
23. No permanent features such as a deck, carport or skirting is allowed. If you wish to install temporary features, written permission must be obtained from MLMRV management prior to any installation. Please see a manager during office hours for more details.
24. MLMRV management retains the access to or control over portions of all sites and retains the right to enter the site without notice.
25. Please keep your lot clean and free of garbage. No clutter or junk that becomes an eyesore. RV sites must maintain your site including all vegetation. Maintaining vegetation is your responsibility.
Six feet of clean space between the back of the site property line and the RV must be maintained for MLMRV access and park maintenance. Any clutter impeding this area will be removed by MLMRV management at the guests expense of $35.00 per hour and/or guests can be subject to eviction for repeated offenses.
26. No open fires are permitted at any time on any site. RVs may not utilize wood stoves for any reason and firewood is not to be stored on RV sites. MLMRV provides a fire pit that can be used used during times allowed by jurisdictional authorities. Please see MLMRV to purchase firewood.
27. RV electric plug must be checked regularly. Lose fitting plugs cause arching which leads to fire. If electric plugs become burnt due to a MLMRV issue or natural causes, MLMRV will replace the plug. However, if burnt plugs are deemed to be the guests fault, the guest must pay for MLMRV replacement at the cost of the plug plus $35.00 per hour for labour.
28. Propane tanks must be checked on a regular basis including cables and wiring. Please check for expiration dates and leaks. (Propane delivery available. Please inquire at the office during office hours).
29. No propane tanks over 100 pounds.
30. No clothes or RV clothes lines of any type or size allowed.
31. No electric cars, electric scooters or electric bikes.
32. No freezers or any other refrigerator allowed on RV sites except inside your RV.

33. No pets allowed unless approved in writing by MLMRV management.
34. Pets must be kept on leash at all times. If pets are kept on a leash that is secured to the ground or any other fixed point, the pet must not be able to go beyond 4 feet from the front RV property line.
35. Dogs not permitted in common areas (e.g. office, laundry, washrooms).

36. Pool and common area washrooms usage by extended guests (30+ days) is at MLMRV discretion.
37. Coin operated laundry access will be from 8:00am to 8:00pm hours daily. Hours subject to change.
38. MLMRV provides utilities including water, sanitary and Wi-Fi. Wi-Fi is not intended for excessive usage as the signal is used by all guests.
39. Cable boxes are available for RV sites at a rental rate of $35 a month. No partial or pro-rated rates. Set channels and packages are provided. A deposit of $100 is required and refundable once guest departs or chooses to return box. Rates subject to change.
40. MLMRV provides a refuse area for guests use. When using our recycling bins, please sort your own recyclables and have them clean and loose (do not put them in plastic bags). Flatten all cardboard. Do not put cardboard in the garbage bin. The garbage company charges additional fees for plastics, wood, and other items that do not belong in the landfill. As a result, a $50.00 fee will be charged to anyone who discards recyclables in the garbage dumpster. Please do not place large items, wood, metal, or furniture next to the dumpster. Take it to the dump or speak to management regarding disposal options.
41. Please do not throw anything except yard trimming in the trailer. You will be charged a $50.00 disposal fee plus the cost of labour at $35.00 per hour to dispose of any items thrown into the yard trimming trailer that are not yard trimmings.
42. Common room use is at the discretion of MLMRV management.
43. The club house will be open at MLMRV management discretion. If you wish to rent the club house, please see MLMRV management for guidelines and costs.

44. Guests can not employ or invite contractors or outside help onto MLMRV property without the written consent of management due to liability and insurance concerns.

45. All RVs must be insured for public road use and must show proof of insurance upon verbal or written request.
46. All RVs must be self-contained which includes a full washroom.
47. RVs may be washed at your site with irrigation water only. Please see MLMRV management for times of operations according to the Regional District of Okanagan Similkameen. Please monitor local news for water restrictions
Once again, we expect everyone to do their part in order to keep the park a great place to visit. We have done our best to provide a safe and enjoyable place including remodeling the washrooms and upgrading the power services. We will try our best to make the park a safe, comfortable and enjoyable place for everyone.
